Selling real estate has evolved quite a bit over the last 20 years. Today, there are various ways in our worldwide web era that real estate can be sold. Investors have created an alternate market for homeowners to sell their home. Through the evolution of the investor buyers or iBuyers I have found there are four types of homeowners or sellers.
- Those that desire maximum value.
- Homeowners that want convenience and value.
- Those that solely desire convenience.
- Finally, homeowners that want certainty.
For those that desire maximum value, receiving the most amount of money from their home is of utmost importance. These owners are willing and able to improve the condition of their home in an effort to get top dollar.
Then there are homeowners that want both value and convenience. I’ve found that they are willing, but not always able to improve the condition of their home. It could be due to their health, financial limitations, time, inconvenience, etc. They may also have the most challenging expectations of all four to meet. They will often list their home with a realtor in a traditional sale or seek the convenience of selling to an iBuyer.
For the homeowners that solely desire convenience, it is not all about the money. They want the easy button. They prefer convenience and certainty over profit. They will almost always sell to an iBuyer.
Finally, some sellers desire certainty. They are both unwilling and unable to improve their home for maximum profit. Perhaps inherited a home through probate they can’t afford to keep, or are facing financial hardships, DIYs (Or FSBO), divorcing household, etc. These people often are viewed as distressed sellers.
Understanding which category you fit into will help you find a home selling strategy that best suits your needs. As you can see, there is not a one-size fits all solution.
