The home buying process has drastically changed from 20 years ago, even 10 years ago. Today people start their home search more than ever online. Did you know Zillow get’s over 195 million visits to their site?* Today, people go straight to Zillow, or other top real estate websites like Truilia, Yahoo Homes, Realtor.com, Redfin.; and create a home search. The consumer then scrolls through photos looking at deficiencies or negatives and quickly eliminating the ones they have no interest in visiting, and simultaneously searching for the few they’re interested in seeing or visiting. The importance of having excellent eye-catching photos has increased astronomically.
There four main area’s of a home everyone looks for are the kitchens, bathrooms, backyards, and flooring. If any of your pictures in those area’s show’s poorly, it could be lowering your home’s value by eliminating foot traffic or the demand your home receives. The HERO picture is your main picture. This is the one, that should pop, and make anyone scrolling stop to take a double take. You want to draw them in. There is not any one area that should be always used for this photo. However, It should capture the homes greatest feature. It could be the recently remodeled kitchen, the Amazing backyard, or the stunning architecture of the house from the front yard.
Unfortunately, it takes more than that to make the buyer “swipe” right. You will then need the next three photos to capture the audience’s attention. After the fourth photo, IF they keep looking past that, you have a true prospect for your home. They’re either looking for a reason why this won’t work, or looking for more value in other areas of the home to make them want to visit. The whole goal of creating seductive home photos is to drive foot traffic to your home. The more showings the higher the offer. If your photos aren’t of the highest quality, you can expect longer days on market, and lower offers because buyers will skip or scroll past your home.
